SDE provided professional services for the development of this high-end resort hotel, clubhouse, tennis club, spa facilities, timeshares and estate home sites. Services included a tentative map, condominium map and modification, major use permit, road vacation, boundary adjustments and dedication of open space easements. SDE performed planning, civil engineering and surveying services for 80 transient habitation units and a clubhouse resort and tennis complex on 31.5 acres, including the 7,000 square feet spa facility and five duplex buildings for transient habitation at the prestigious Rancho Valencia Resort. The lot sizes range from 7,500 square feet to more than two acres, with biological open space easements within the subdivision. The project has been actively planned with ongoing construction including engineering, design and land planning for more than 20 years.
The project includes public and private road, sewer, water, and storm drain improvements, lot grading, topographical/aerial surveys and construction staking. Extensive storm drain improvement plans included detailed subsurface drainage plans to mitigate exiting high ground water levels.
Detailed grading and drainage plans were provided for the yoga room addition and ADA and pedestrian accessibility for the tennis courts.
