SDE continues Land Development during the Pandemic

During the ongoing COVID-19 pandemic, San Dieguito Engineering (SDE) has continued to successfully obtain approvals for projects within the County of San Diego, with several nearing completion of construction. We believe our small business has been successful because of the tenacity and flexibility of our team as we comply with CDC guidelines to keep our employees safe working together in our office.

Sunset Ridge is a 14-lot subdivision located on 2.59 acres at the end of Raecorte Place in the unincorporated area between San Marcos and Escondido in San Diego County, northwest of the intersection of SR-78 and I-15 freeways.  This project will serve future residents with ample freeway access once completed.  Approval of the grading and improvement plans by the County of San Diego, Vallecitos Water District, and the San Marcos Fire department was required, as well as recordation of a final map that included conversion of a private street to a public street. 

SDE worked diligently with the County of San Diego to process the Final Map and final engineering plans for mass grading and utility improvements.  The mass grading for the subdivision is complete with onsite and offsite utility improvements currently under construction.  SDE overcame many challenges to get the Final Map recorded.   During construction, we discovered SDG&E’s gas main was relocated directly in conflict with the proposed sewer after the completion of the Final Map and Final Engineering plans.  SDE had to coordinate with SDG&E and the dry utility consultant to design a new alignment for gas and electric joint trenching to provide the required vertical and horizontal clearance with proposed wet utilities. Stormwater treatment and hydromodification were a challenge with limited space on the project for detention as well.  SDE utilized multiple tree wells on each lot in addition to small bioretention basins to satisfy hydromodification requirements as part of the current Stormwater Permit. Once the utility improvements are complete, the first phase of home building will begin in late Spring 2021.
